What did they need?
Rob and Vicky had been on the lookout for a large family home in a highly desirable area nearby for some time. When one appeared on the market ticking their boxes, they viewed the property and agreed a purchase price of £2.35m with the vendor. Taking into account the equity from the sale of their current home, the purchase required them to secure a £1.5m loan.

Why were they facing challenges?
Rob’s business enjoyed a significant increase in profit-after-tax for the year ending December 2025 - a jump of more than 400% on the previous year. As a result of the increase, their broker found that most lenders wanted to average the last two years’ profits which would leave the couple shy of the affordability needed for the £1.5m loan.
How did we help?
When it comes to self employed limited company directors, we’re happy to consider profit before tax plus salary when assessing affordability.
Added to this, our manual underwriting approach identified that a higher-than-normal director’s pension contribution for the previous year was a major factor to the lower profits generated in 2024, so – with an acceptable accountant’s reference - we were comfortable to base our lending only on the most recent year’s profits.
Alongside Vicky’s salary, we were satisfied this meant the application presented a low-risk case despite the higher loan size and we were happy to approve the mortgage. We agreed an interest only mortgage and at the end of the term, Rob and Vicky will sell the property and downsize to a smaller home, using the equity from the sale to repay the mortgage.
