We’ve worked closely with our panel partner and are now able to carry out valuations on residential properties.

Following the Government’s announcement on Sunday 10 May and subsequently updated guidelines, surveyors are again able to carry out physical inspections of properties. As of Monday 18 May our valuation panel manager will be carrying out physical inspections of properties in England only. We’re awaiting further guidance regarding Scotland & Wales and until then we’ll continue to carry out desktop assessments where possible.

The Key Features of our Desktop Valuations are:

  • Available on Residential Properties Only
  • Available up 75% LTV
  • Maximum Property Value £1 million
  • Maximum Loan Size £500,000
  • Available in England, Scotland & Wales

Due to the unavailability of physical valuations, at present we’ll be unable to carry out a desktop valuation on applications for:

  • New build property or recently converted (built / converted in last 24 months)
  • Properties that have never been occupied
  • Properties that have 6 or more bedrooms
  • Studio flats
  • Flats in blocks more than 6 storeys
  • Flats with suspected cladding or combustible balconies
  • Properties with more than 1 acre of land
  • Listed buildings or built before 1850
  • Modern Methods of Construction
  • Short leases (less than 85 years)
  • Properties adjacent to or above commercial premises
  • Properties subject to renovation / refurbishment
